Second Extension Proposed for Country Pub Near Newtown in Fresh Plans with Powys County Council

A SECOND extension within five years has been proposed to a country pub near Newtown in fresh plans lodged with Powys County Council.
The application to build the extension at the Bull and Heifer in Bettws Cedewain has been made by a Mr Evans.
The proposal would see a single-storey extension which would add an extra 40 square metres of space at the pub which was once the village post office.
In 2021 plans for a previous extension which replaced 50 square metres of existing buildings and storage areas with a new 85 square metre extension were approved.
Planning agent Gerallt Davies of Roger Parry and Partners explained the proposal in a planning statement.
Mr Davies said: “The Bull and Heifer is a well-established and characterful country pub and restaurant set in the heart of the village.
“The premises currently provide both a dining area and a locals bar, ensuring that the establishment continues to serve as a local point for the community and a social hub within the village.
“The proposal includes two small side extensions, which will complement the existing character of the building and also provide space for the current business to remain sustainable.”
Mr Davies continued: “To remain viable and sustainable, the hospitality sector has to provide what customers want and keep ahead of the game.
“Both extensions will provide much needed room for storage and some additional bar area, to give better separation from customers who are dining and customers that are drinking.”
Mr Davies explained that the  recent proposals from 2021 have tried to “sensitively extend” the pub to improve its operational “efficient and overall functionality.”
Mr Davies said: “The approved works were intended to modernise the storage and kitchen facilities and provide additional internal space to support ancillary uses such as pool and social seating areas.
“The extension proposed under this application is a separate addition, intended to complement and sit alongside the previously approved extension.
He added that it will blend in with the other extension as the materials to build it: “will be exactly the same.”
