Plans Submitted to Increase Number of Houses in Wrexham Development to Over 200

PLANS to increase the number of houses being built as part of a development in Wrexham to more than 200 have been formally submitted.
Castle Green Homes held a consultation earlier this year over proposals to boost the amount of properties at Llys y Coed in Rhosrobin from 189 to 209.
Construction is already well underway and several houses have been occupied at the site off Llay New Road after permission for the scheme was granted on appeal by the Welsh Government in 2019.
The developer said the extra 20 houses, which include five affordable properties, were being proposed following a change in market conditions.
If approved, it will see 63 homes built on an area originally planned to hold 43 units as part of a redesign aimed at providing additional smaller properties.
In a planning statement, agents acting for the company said: “The delivery of an additional 20 new homes, in addition to the 189 previously approved, will make a further significant contribution to the supply of new homes in Wrexham and ensure an efficient use of land.
“The delivery of five additional affordable homes takes the total to 52 affordable homes across the wider site, representing 25 per cent of the additional homes to be delivered.
“This will make a significant contribution to meeting affordable housing needs in Wrexham and support the achievement of a mixed and integrated community.
“The proposed development will increase the number of smaller homes being delivered on the site and increase affordability for those looking to acquire a new home.”
They added: “Given the site already benefits from planning permission, the principle of residential development is considered accepted.
“The site is in a highly sustainable location with good access to schools, shops and employment opportunities, also being well served for public transport links.”
Some concerns have been raised by the local community about the proposed increase in house numbers, including that schools and GP surgeries will be unable to cope with the extra demand.
The company said in response that it was willing to make additional payments to help improve services in the area.
