Call submitted to convert South Pembrokeshire garage to holiday let

A call to convert a south Pembrokeshire garage to a two-bed holiday let has been submitted to county planners.
In an application to Pembrokeshire County Council, John Forward and Julie Clare, through agent RPC Design & Architecture Ltd, seek permission for the change of use of garage/storeroom to short-term holiday let accommodation at Basford Park, Wooden, near Saundersfoot.
A supporting statement accompanying the application says: “This statement has been prepared in support of a planning application for the change of use of an existing attached garage with a first-floor storeroom to form a self-contained two-bedroom holiday let annex.
“The proposal seeks to make effective use of an existing building within the residential curtilage of the property, providing high-quality short-term holiday accommodation while requiring only minimal external alterations to the building.
“The accommodation will comprise a two-bedroom holiday let designed to provide comfortable short-term visitor accommodation. The annex will be operated solely as holiday accommodation and will not be occupied as a permanent residence.
“To reinforce this, occupancy will be limited to a maximum stay of six consecutive weeks by any individual booking. Appropriate booking records will be maintained to demonstrate compliance with this restriction if required. The proposal will therefore provide visitor accommodation that supports tourism without contributing to the supply of unrestricted residential accommodation.”
It adds: “The proposed holiday annex benefits from sufficient private outdoor amenity space, including a small patio/ seating area to the front of the annex together with access to a generous garden area located to the eastern side of the building.
“There will also be a large garden area left for the main dwelling. Given that the proposal involves the reuse of an existing building with minimal physical alteration, there will be no significant overlooking, overshadowing, or loss of privacy to neighbouring properties.”
