Pipehouse Wharf’s Marketing To Boost River Tawe Corridor’s Regeneration

Regeneration of a key development site in Swansea could soon breathe new life into the city’s historic River Tawe corridor. ‌​‌​‌​​​‍‌​‌​​‌‌‌‍‌​‌‌​​‌​‍‌​‌‌‌​‌‌‍‌​‌‌‌‌​​

Swansea Council is now inviting offers for the Pipehouse Wharf depot located on the riverside off Morfa Road. ‌​‌​‌​​​‍‌​‌​​‌‌‌‍‌​‌‌​​‌​‍‌​‌‌‌​‌‌‍‌​‌‌‌‌​​

The 4.33-acre site is currently a base to Swansea Council staff working in departments including waste and transport who will eventually be relocated to other council buildings. ‌​‌​‌​​​‍‌​‌​​‌‌‌‍‌​‌‌​​‌​‍‌​‌‌‌​‌‌‍‌​‌‌‌‌​​

Chartered surveyors Knight Frank have been appointed to market the site. ‌​‌​‌​​​‍‌​‌​​‌‌‌‍‌​‌‌​​‌​‍‌​‌‌‌​‌‌‍‌​‌‌‌‌​​

Cllr Rob Stewart, Swansea Council Leader, said: “The Pipehouse Wharf site’s development will help further regenerate the Tawe river corridor as we look to place the river at the heart of Swansea life once again. The river corridor has so much potential, with scope for introducing facilities like housing, water-based activities, restaurants, pontoons, landing stations and boat trips. ‌​‌​‌​​​‍‌​‌​​‌‌‌‍‌​‌‌​​‌​‍‌​‌‌‌​‌‌‍‌​‌‌‌‌​​

“The site’s development in future will follow on from other success stories along the riverside, including the regeneration of the Hafod-Morfa Copperworks site and on-going Morfa Distributor Road works to open up more land for development and tackle congestion in the Hafod area of the city. ‌​‌​‌​​​‍‌​‌​​‌‌‌‍‌​‌‌​​‌​‍‌​‌‌‌​‌‌‍‌​‌‌‌‌​​

“The marketing and eventual sale of the Pipehouse Wharf site will also help modernise the council’s estate of land and buildings, reduce the number of surplus properties in our ownership and raise the funds we need to build new schools and other facilities in Swansea.” ‌​‌​‌​​​‍‌​‌​​‌‌‌‍‌​‌‌​​‌​‍‌​‌‌‌​‌‌‍‌​‌‌‌‌​​

Other property and land now being marketed by the council include a 7.65-acre site off Clase Road, the former Gorseinon Business Park on West Street, and a former garage and yard premises on the Strand in the city centre. ‌​‌​‌​​​‍‌​‌​​‌‌‌‍‌​‌‌​​‌​‍‌​‌‌‌​‌‌‍‌​‌‌‌‌​​

Swansea Council also recently exchanged contracts to sell the Civic Centre site in Penllergaer to Enzo’s Homes – a regional housebuilder based in Ammanford, Carmarthenshire. ‌​‌​‌​​​‍‌​‌​​‌‌‌‍‌​‌‌​​‌​‍‌​‌‌‌​‌‌‍‌​‌‌‌‌​​

Cllr Stewart said: “These sales are part of an on-going review of our land and property as we strive to make the council an innovative organisation that’s sustainable and fit for the future. ‌​‌​‌​​​‍‌​‌​​‌‌‌‍‌​‌‌​​‌​‍‌​‌‌‌​‌‌‍‌​‌‌‌‌​​

“Over the last five years, more than £19m generated by sales of this kind has been re-invested back into services. We’ll continue to seek best value for our property and secure deals that benefit Swansea residents and businesses.” ‌​‌​‌​​​‍‌​‌​​‌‌‌‍‌​‌‌​​‌​‍‌​‌‌‌​‌‌‍‌​‌‌‌‌​​
