Garden Centre in Chepstow to Replace Roof and Install Solar Panels

A GARDEN centre is to replace the roof of its retail area and install solar panels. 
Chepstow Garden Cente described its existing profiled metal roof sheets as being at “end of life”. 
Monmouthshire County Council’s planning department has given the go-ahead and issued a certificate of lawful development which confirms a full planning application isn’t required. 
A report by planning officer Jennifer Savage confirmed the replacement roof and solar array are covered by permitted development rights. 
She also said the solar panels wouldn’t protrude above the roof panels by more than 20 centimetres and wouldn’t be within one metre of the edge of the roof which is line with national regulations. 
The application stated the new insulated cladding panel roof would match cladding used on the roof of the newer cafe extension at the centre while the solar panels will produce less than 50 kilowatts of electricity. 
Ms Savage stated: ” The proposed solar arrays fall within permitted development rights, and a certificate can be granted. The re-roofing with a similar roof material and colour to the existing on-site does not constitute development and does not conflict with the planning order.” ‌​‌​‌​​​‍‌​‌​​‌‌‌‍‌​‌‌​​‌​‍‌​‌‌‌​‌‌‍‌​‌‌‌‌​​
